Over 100 guests attended our first ‘Renters Rights Act Explained’ Lettings Seminar of 2026 last night in Blandford. Rachael James, Partner and Head of Lettings, outlined the principal details of Phase One of the Act, which comes into effect in May of this year.As well as all residential tenancies becoming Periodic Tenancies on that day, there are rules on matters such as rent increases, rent in advance, discrimination, service of notices, grounds for possession, a mandatory landlord database, the tribunal system, and property standards.
Whilst there are some areas of Phase Two and Three of the Act yet to be fully clarified, Rachael clearly explained the requirements on all Landlords, and the penalties for non-compliance.
